Strengthening demographics warranted an upscale grocery store option.
Spaces were considered obsolete for leasing due to very poor visibility of the shops within the courtyard.
The dated architectural style and dark wood exterior needed to be refreshed.

solution
Shop space was assembled to provide for a new "daily needs" anchor. The upscale Whole Foods Market was added to increase the trade area draw and to cater to more affluent customers in the area.
Updated architecture, color palate, signage, lighting and landscape.

100 percent occupancy at the center since 1996.
Value of center has increased dramatically.
Personalized "hometown" style of shopping.
The center was converted from a community center to a true Market/Drug center.
Center sales have reached $339-per-square-foot.
