Poor visibility from the street with shop space set back from the anchors and overgrown landscaping.

Brought all storefronts flush with the anchor stores, added towers between major stores to distinguish the center.
Removed wood overhangs, refreshed color scheme, improved signage and updated signage criteria for merchants.
Replaced the existing pylon sign with more contemporary design.
Replaced all existing landscaping to create more visibility and a clean and dynamic look through the use of palm trees and areas of spot color.
Parking lot was refurbished.

Shop space is 100 percent leased.
Value of center has increased dramatically.
City officials and surrounding trade area are very pleased with the changes at Placentia Town Center. The remodel has rejuvenated the area and attracted new retailers.
The center received the "Landscaping Beautification Award" from the California Landscaping Contractor Association - Long Beach/Orange County Chapter.
