A new 1.7-million-square-foot development, Ontario Mills, was scheduled to open
in Fall 1996, just six miles east of the center. |
Due to the California recession in the early 1990s, the center had developed
deferred maintenance issues plus an increasingly negative perception of its
cleanliness and safety. |
Center occupancy was dropping. |
The Plaza was at risk of losing market share to the new center.
Donahue Schriber was brought in to stabilize the property and to differentiate it
from Ontario Mills. |
A merchandising plan was developed to focus the center on quality, fashion retailers. |
Extensive, cost-effective capital improvements were performed to address
operational problems. This included the implementation of new lighting, a fully
renovated parking lot, all new exterior and interior landscaping as well as a new
logo and a new color palette. |
Maintenance and security philosophies and procedures were redirected. |
An extensive new marketing and image campaign was developed to strategically target
the most productive customers while maintaining the center's loyal customer base.
Center occupancy increased to 98 percent over the course of three years, representing
a 10 percent increase. |
The impact of Ontario Mills was minimal and any sales dips were recovered in
the first year. |
Great strides were made in increasing the center's reputation for safety, cleanliness, service and customer loyalty.
