Originally opened in 1970 as Tyler Mall, a one-level regional mall.
Original mall had three anchors and a total of 85 stores.
Sales were stagnant at $250-per-square-foot.
Poorly positioned.
Out-of-date appearance made it difficult to attract key retailers.
Even though the two-county region had experienced explosive residential
growth, the center had not been updated in 20 years.
CIGNA, the owner of the property, joint ventured with Donahue Schriber to
reposition, renovate and expand the center.
The $107-million project added a Nordstrom department store, two parking
structures and a new second level of shops to the existing building -- all
while remaining open for business.
The entire property was renovated inside and out over the course of the
18-month project.
The center held grand reopening festivities in October 1991.
The center opened over 90 percent leased.
Sales per square foot are now in excess of $400.
The project was completed on time and on budget.
This 1.1 million-square-foot center now has 179 tenants and four anchors,
including Nordstrom, Robinsons-May, Macy*s and JCPenney.
