facts

Principal tenants include Wal-Mart, Home Depot, PetsMart, Staples, Ross Dress For Less, Michaels Arts & Crafts and Regal Cinemas.
492,000-square-foot power center located approximately 10 minutes from downtown Sacramento in the area of North Natomas.
Project incorporates an innovative design concept called Agri-Tech, which highlights agricultural and roadside aesthetic qualities, including the silo shapes and corrugated metal for which the area is known.

challenges
Original site was bisected by a canal.
Located in a new, developing area that had no immediate surrounding residential area.
The city was concerned that the new center would be a drain on the downtown retail district.

solution
Donahue Schriber worked with owner of land to relocate the canal while carrying the water and agriculture theme throughout the project.
To address city and community concerns, numerous informational meetings were held to keep both parties apprised of the development status.
Donahue Schriber also fulfilled the community's demand for a common gathering area by incorporating a fountain section into the design to allow for community meetings.
To address the lack of immediate residential communities, a transportation program was created -- the Natomas Shopper Shuttle Program -- to bring customers to the center.
Donahue Schriber also coordinates with the nearby sports and entertainment venue -- Arco Arena -- to maximize tenant traffic on days when events are held.

results
100 percent occupancy level.
Outstanding volume and sales.
Developed relationships with the city and community while introducing the Donahue Schriber name to the area.
